Statement of Qualifications

CPI Geologic & Engineering Consulting (CPI Geologic) is an experienced, fully insured, competitive California consulting firm providing economical environmental business solutions and full service environmental, geotechnical field services under California Professional Geologists. We help businesses and organizations meet their goals by identifying, managing, negotiating, and mitigating environmental concerns.

 

CPI Geologic specializes in combination Phase I environmental site assessment (ESA) with Phase II environmental site investigations (soil, soil gas and groundwater studies) to speed up property escrow transfer proceedings and minimize conflict of interest. CPI Geologic is an experience consulting firm providing up to date Phase I standards recently endorsed by the EPA.  The ASTM standard for Phase I Environmental Site Assessments was recently revised by ASTM International (ASTM E1527-13).  A Phase I Environmental Site Assessment is a report, often prepared for a real estate transaction that identifies potential or existing environmental conditions at a subject property, based on historic uses and known environmental issues at the site and in the vicinity.

 

CPI Geologic is thoroughly experienced in Phase I Site Assessments identify recognized environmental conditions, such as a release of hazardous waste, which may impact continued use or planned development of a site. Phase I preliminary site assessment and/or transaction screens are a due diligence requirement obligatory by lending institutions as part of a loan application, by developers prior to selection of a property, or by others involved in real estate acquisitions or transactions. The scope of a Phase I usually include:

 

  • Site and Site vicinity reconnaissance

  • Regulatory agency records review (leaking tank and Superfund sites, etc.)

  • Historical land use records review (aerial photos, historical maps, etc.)

  • Interviews about site history and operations

  • Data analysis and report preparation

 

 

CPI Geologic specializes in the removal of Underground Storage Tanks UST(s), clarifiers, sumps and hydraulic hoists and various underground improvements.  CPI Geologic schedules, coordinates, and manages the project, from obtaining approvals to submitting documents and closure reports according to regulatory compliance.  In addition, CPI Geologic provides Cone Penetration Testing (CPT) for geotechnical purposes and conducts methane gas testing services for the designated methane study zone areas (Methane Ordinance in accordance with Los Angeles Department of Building and Safety).

 

CPI Geologic performs Phase II Site Assessments tailored to meet each client's specific needs. The scope of a Phase II may include drilling for soil sampling, soil gas sampling and groundwater sampling.   In addition, groundwater monitoring wells installation for monitoring programs. CPI Geologic has extensive experience with both "traditional" and "cutting edge” technology for the execution of Phase II ESA.  A Phase II can also provide valuable information for the development of a risk assessment model, risk-based corrective action, and the design of a remediation system.  Moreover, Phase II Site Assessments are conducted to delineate the type contaminants and define the contamination plume in soil, soil gas (vapor), and groundwater. A Phase II is a tool to evaluate the potential risks associated with a property purchase or site occupancy related to human health and environmental issues.
